- Timing: required funding date and the reason for the deadline.
- Security: property type and location, estimated value, existing mortgage balances and other claims.
- Repayment or exit: proposed source of repayment, expected timing and available evidence.
- Main constraint: lender decline, incomplete financials, settlement pressure, tax debt or another material issue.
- Referral context: your role and the client's authority for the introduction.
2. Lender application
Documents may include the following, depending on the lender, structure and scenario.
- Borrower and entity details, identification and required consents.
- Property and title information, valuation requirements and current mortgage payout statements.
- Financial statements or suitable alternative income and business evidence.
- Documents supporting the funding purpose and deadline.
- Evidence supporting the repayment or exit, such as a sale or refinance plan.
Confirm the document list and secure submission route before sharing identification or financial records.
